We talk about 1954 Act renewal lease being on ‘the same terms and conditions as the expired lease save as to rent’. But how true is that? Can lease terms be updated? How does the court have ‘regard to the terms of the current tenancy and to all relevant circumstances’ as mandated by the Act, when the parties are not bound ‘to the terms of the current tenancy in any permanent form’?
