Introduction

Property sales contracts form a significant part of many property lawyers' case load, but there are a number of different scenarios and drafting considerations to be aware of.

This virtual classroom seminar will explore different types of contract. After the different types of contract are reviewed, we will run through a case study to illustrate the examples and discuss things to watch out for along with drafting tips that are useful in a number of situations.

What You Will Learn

This live and interactive course will cover the following:

  • The Standard (Residential) Conditions of Sale, the Commercial Property Standard Conditions and Common Auction Conditions - key differences compared
  • Freehold sales with vacant possession - which contract and key points
  • Conditional contracts - on planning, on completion of works, etc.
  • Leasehold sales - the need for consent from landlords and how the Commercial conditions deal with this
  • Sales subject to continuing commercial leases - the extra clauses in the commercial conditions, rent arrears issues
  • Case study: a sale of land subject to multiple leases
