The New Building Safety Regulator - What You Need to Know

Introduction

In the wake of the Grenfell disaster of June 2017 and the 6-years long Inquiry whose Recommendations were released in September 2024, meantime the Government through its Ministry for Housing Communities and Local Government (MHCLG) instigated comprehensive action to shake up and reform the building and maintenance of high-rise residential blocks, so they are safer for residents.

The ensuing Building Safety Act (April 2022), having wide and deep impact, required HSE to establish a new Building Safety Regulator, which is the focus for this session. Now 4 years old, the Inspectorate, led by the Regulator, oversees design, construction and occupation, enshrining resident safety and security as a top priority. The Regulator is empowered widely and has ‘carrots and sticks’ at its disposal to encourage and require compliance, and to give expert advice to industry stakeholders, as well as to residents.

No part of industry is unaffected by the BSR’s work, and there is much to do. New statutory duties are all now firmly in play, as are remedies and penalties (both criminal and civil). The BSR should be on everyone’s radar. As the BSR gears up to address the Government’s response to the Recommendations, you need to have the key information at your fingertips for compliance and management purposes.
